Where the outer building envelope stays essentially unchanged, a shortened procedure is possible under certain conditions; as soon as extensions, new dormers or a change of use come into play, a full building application is required.

Does an attic conversion in Berlin require a building permit?

In most cases, yes. A building permit is required whenever the use changes (e.g. from attic storage to residential), the external volume is altered or structural elements are affected. Since 2018 Berlin has offered a simplified procedure for attic conversions without changes to the building envelope, but the work still has to comply with the building code. We start by clarifying which procedure applies to your building.

How much does an attic conversion in Berlin cost?

As a rough guide, net conversion costs in Berlin range from roughly 2,500 to 4,500 euros per square metre of gross floor area, depending on finish level, structural work and layout. Vertical extensions or new dormers sit above that. How long does planning and construction take?

In a homeowners' association the owners have to pass a formal resolution, and the special-use rights and allocation of the newly created area need to be clarified in advance. We help prepare the technical documents for the owners' meeting.

Can the existing roof structure be retained?

This depends on the condition of the timber beams and the available ceiling height within the roof space. Depending on the age of the structure, fungal damage and the presence of hazardous materials, complete demolition and reconstruction may often be more cost-effective than preserving the existing roof structure.
