Survey and condition analysis
Before we design, we measure and test. We capture the building geometrically (survey), in building-physics terms (moisture, thermal, acoustic) and structurally (load-bearing, hazardous materials). Only a solid condition analysis makes design decisions durable.
For heritage properties we add historical research and align the scope of works early with the Berlin heritage office.

Energy retrofit
Energy has become the defining cost factor. We develop retrofit concepts that fit the building — not every insulation layer is right for every existing structure, and not every heat pump suits every period building.

How much does renovating a period building in Berlin cost?
Renovation costs in Berlin vary widely with scope. A basic apartment refurbishment runs around 1,500–2,500 €/m²; a full gut renovation with layout and MEP changes 2,500–4,000 €/m²; heritage-listed projects sit above that. Reliable figures come from a survey and DIN 276 cost estimate.
What do I need to consider for heritage-listed buildings in Berlin?
If your building is on the Berlin heritage list or lies within a protected ensemble area, works have to be coordinated with the State Heritage Office — sometimes even minor changes to façade, windows or interior. We regularly work with the Berlin heritage authorities and align concepts with them early on.
How do you plan an energy retrofit?
We start with an energy audit of the existing building — U-values, thermal bridges, ventilation, heating system. From there we develop bundles of measures (insulation, windows, systems, PV where appropriate) and evaluate them for cost-effectiveness and available subsidies. KfW and BAFA funding often covers a meaningful share of the investment.
Can renovation happen while people stay in the building?
In many cases, yes. We plan the phases so that residents can stay in their flats — with a clear site concept, noise-mitigation measures and transparent communication. For full gut renovations a temporary move-out is usually faster and more economical.
Do you cover the whole process?
Yes. From survey through planning, permits and tendering to site supervision — from a single office if you want. We coordinate the specialist engineers (structure, building physics, MEP) and the trades, and keep an eye on cost and schedule on your behalf.
